We offer a new property for sale, which is a family or holiday house, renovated in the ’80s with a lovely sized plot, located in the village of Murščak in the Northeast region of Slovenia. The property lies on a slight vineyard slope with a free view of the northerner skies. The urban part of the village runs along an asphalt village road that runs on the slope and the property, as well as the adjoining estates, are positioned perpendicular to it. The land with the house lies slightly higher than the road, so the driveway from the road to the ground level is arranged with a driveway, which is not paved. The building stands about 8-10 meters away from the edge of the road. Our humble opinion is that this part of the land between the building and the road could be dug out with the necessary permission and parking lots or garages with stairs to access the level where the building stands would be arranged. The history of the building tells of an old “wattle and daub house” with separate and small outbuildings where the father-in-law and mother-in-law of the current owner lived and these buildings were built about 100 years ago. In 1978, the owner and her partner decided to demolish the existing building in parts and rebuild it by merging the smaller outbuildings into one complete building, which now, with a municipality planning permit, stands at the address Murščak 54, 9252 Radenci. The building is on the ground floor and could be called an atrium house. As mentioned, it consists of a living area and other, auxiliary spaces such as a garage, summer kitchen, wine cellar, woodshed ... The living area contains a hallway, kitchen, bathroom with toilet, bedroom and living room. These are not large spaces but are sufficient for a pleasant stay. The summer kitchen and garage have their own entrances and are located on the left side of the building viewed from the road. The wall of the living room and summer kitchen, the latter is larger than the living room, can be torn down and combined into a large living room. It is also possible to convert the garage into an additional bedroom and install a door to the living room if desired and if the garage is not needed. In short, there are many possibilities of how to enlarge or simply better rationally arrange the house. The current building is built by bricks and has all the necessary utility connections. These are: inactive optical network, public water supply, single-phase electricity. There is no municipality sewage, so a 3-chamber septic tank is dug on the plot. The roof, according to the owner's assurances, was newly covered twenty years ago with corrugated roofing. The building has central heating arranged through a wood stove located in the kitchen. There is also an additional small stove in the bathroom to heat the bathroom. The building is in solid condition, but of course, it needs refreshment, ie. minor renovation. Behind the house is a large part of the presented land. The plot has a vegetable garden, an orchard with various fruit trees and a vineyard. This part of the land has a slight, minimal, slope. In the right part, at some point, there is a buried pit where there used to be a puddle for feeding livestock. According to the owner of the property, the couple used 8 to 10 meters of firewood to heat the building in the winter. The cost of electricity was around € 30 per month. The annual compensation for the use of building land is around € 75. The services of the municipal waste collection company are not used. The land register is free of encumbrances. The current owner has the right to pick up and take away these products later in the event of the possible sale of the real estate in question in the period before the harvest of the crops on her land. Movable and immovable property is sold on a "seen-bought" basis, but the following movables are excluded: circular saw, garden tools, self-propelled mower, thread mower, larger chainsaw and smaller electric saw. As part of the land is defined as agricultural land, the entire land, in agreement with the buyer on the purchase, must first be offered to pre-emption beneficiaries for purchase. The offer remains with the competent UE for 30 days and if none of the pre-emption beneficiaries applies for the purchase offer, there are no more obstacles for the purchase of the property for the interested party. The seller undertakes to pay the costs of the real estate agency and all taxes upon the transfer of ownership. The buyer pays the costs of the transcript, which are charged by the notary or lawyer for the preparation of all documentation
