Beautiful renovated cottage in Slovenia

In the village of Hermanci, which spreads along the valleys and hills of the wine-growing region of Ljutomer-Ormož gorice, we offer a house for sale with a garden and large vineyard. The property is Hermanci 45, 2275 Miklavž pri Ormožu. Although the village actually belongs to the municipality of Ormož, it lies closer to the town of Ljutomer . As our agency sold this property a few years ago we know how it was then and what the present owners have done with it. An elderly UK couple had the property for years and invested heavily in the reconstruction and expansion of the original building. The owner has now decided to re-sell the property through our agency. It is located on the eastern slope of a vineyard hill tucked away and quite private. Otherwise, the property has only one immediate neighbour slightly higher up the slope but as this neighbour uses his property primarily as a weekend house he is only there when he works in his vineyard. Currently, the vineyard is tended and maintained free of charge by a local winegrower who is interested that the same arrangement should continue if the new owner would like that. The owners only come occasionally to Slovenia for a visit, and this wine grower also mows the grass around the house and ensures that everything is fine with the building. When we sold this property to the present owners it was a registered wine-house. At that time, it was in a solid state, but still needed renovations, so the new owner decided to update it and expand it. On the basis of the building documentation they obtained a building permit and increased the size of the overall building. This happened in 2010. The acquisition and renovation was carried out by the then existing Ljutomer company PGP Ljutomer d.o.o. Materials of the medium-high class were used. Now the building is registered as residential and contains basement, ground floor and attic floor. From the old vineyard house only the original basement floor and the arrangement of the interior spaces remain. The roof was replaced with a new “Tondach” roof, thermal insulation etc was added. On the southern part of the building, a new large terrace of approximately 25 m2 was laid. Overall about 30 m2 was added to the old building. In the attic above the old part the owner has converted it a new bedroom. The old part contains a brand new bathroom with toilet, a partially renovated kitchen with dining room, the hallway is in its original form as well as a children's room. In the basement there is a garage and a wine cellar. There is a washing machine and tumble dryer in the garage. The new part about 30 m2 is now a living room with an open galleried space all the way to the roof. There is a new exterior new wooden staircase that leads to the upper bedroom. No central heating. The building is heated by electric radiators. Hot water is from a 50 litre electric water heater in the garage. The building has 3 phase electricity and a water supply. Waste water flows into the new 2 x flow cisterns (2018), which are located lower along the road.Telephone and Internet are not connected but can be reconnected. Sold “as seen”. It is unencumbered. Taking over is possible immediately after payment of the entire purchase price. The property owner does not want to rent it out. Since most of the land is defined as agricultural land the plot must first be offered to local farmers for 30 days (but they will not want to buy it). This is just a formality. The seller is obliged to pay the costs of the real estate agency and all taxes upon the transfer of the property right. Notarial costs will be shared as agreed.
