Interesting bussines offer in Lendava

Do you want to invest in the tourist and hospitality business? Are you looking for a well-established inn or restaurant with which to support your family and still make a profit? In the town Lendava we offer you such an opportunity. On Kranjčeva Street we are selling an architecturally interesting inn with its plot and parking lots. The main part of the parking lots is owned by the municipality of Lendava. The building lies at the foot of the Lendava hills and is partly dug into the hill. From a bird's eye view, it looks like it is an extension of the hill. The inn was known far and wide long before the turn of the millennium, but it closed about 15 years ago due to the accumulated debts of the then written owner and then fell into disrepair all these years. In 2015, the inn was bought by a company from Lendava, renovated and started offering Hungarian culinary delicacies. The only reason, as the company explained to us, as the reason for the closure and sale is the lack of labour. Unfortunately, their story was not successful, which is why we believe that this can be an opportunity for all those who see themselves in this work as a family business where the whole family participates and the motivation is therefore higher. As already mentioned, the typical regional architecture with a rather strong Hungarian touch is noticeable from the road. We estimate that it would be sensible to continue with such a topic and supplement the offer with other thematic sections that would attract guests from the immediate and wider area. From our own observations, we concluded that the success story in this area is in a diverse domestic and quality offer, regardless of the theme of the restaurant, reasonable price and friendly service. Almost all such inns in the Pomurska region are doing well and why shouldn't this inn be a success story again. The Three Springs restaurant is named after three water springs that offer refreshment on hot summer days and are located next to the inn. Even the Restaurant itself provides shelter from the heat by being dug into the hill with the north wall despite lying on the south side of the hill and is therefore bathed in sunshine for much of the day. The guesthouse has five entrances, the main entrance, additional entrances to both dining rooms, an entrance for the restaurant staff and delivery. A completely separate external entrance is arranged from the side of the parking lot to the boiler room, where there is a pellet stove. In front of the main entrance, there is a covered terrace, large enough to set up a few tables with chairs. Through the stylish wooden door, we enter into the room where there are a large bar and reception. In this place, there can be a few more tables with stands and a few tables for everyday customers. To the right of the entrance, there is a hallway with entrances to the kitchen, staff room, office, toilets, dressing room, delivery ... To the left of the entrance is a passage to a large dining room and then a passage to another smaller dining room. From the smaller dining room, there is a passage through a large wooden door into two storage rooms. As it can be seen from the exterior and interior photos, the ceilings or the roof of the building in solid condition. Between the roof and the ceiling is a thick and hydro-insulated concrete slab. The rooms are arched; the dining rooms contain light shafts. In 2015, complete waterproofing, drainage, all walls were cut and insulated, roof waterproofing, all new electrical and mechanical installations, newly renovated and supplied joinery, and new floor pavements were re-arranged. .. The interior style or design has a rustic or rather Pannonian touch with a lot of wood, whiteness, which allows a pleasant and calm ambience. The municipality mains of the guesthouse are as follows: telephone, sewage, plumbing and electrical (3rd phase) connection. There is an option to connect to the public mains gas pipeline. The annual property tax is € 380. Two tons of pallets is the amount needed to heat during the heating season. The monthly fixed costs were around € 200. There is a planning permit and a business permit. Real estate is sold according to the "sold as seen" system. Any right or the legal fact that would limit the right of ownership of the property does not encumber the offer. The seller undertakes to pay the costs of the real estate agency and all taxes upon the transfer of ownership. The buyer pays the costs of the transcript, which are charged by the notary or lawyer for the preparation of all documentation. For photos of the inn in full operation, you can contact a real estate agent and he will be happy to send them to you.
