Full description:

An idyllic spot to own a holiday home or main dwelling.

This plot is 1683 sq m of building land.

It is for sale including all the plans to construct a three bedroom log cabin bungalow.

The plans have already been drawn up in accordance with Slovene planning laws by local architects together with all the complex calculations about energy efficiency and structural strength. The actual planning application will be lodged by the seller once the 10% deposit is received. As the permission is only valid for 24 months it is thought that the buyer would prefer to have as much time on their side as possible. The planning office is required to approve or decine within 28 days.

Before anything can be done statutory notices have to be displayed at the town hall which take two months and which in normal in Slovenia. Meantime two months of approval time would be lost. These statutory notices will be dealt with by the vendors agent. They are just routine.

The buyer's deposit will be held in trust by the estate agent and if there is any planning hitch the deposit will be immediately returned. That is very unlikely as the project was drawn up professionally in line with local requirements and the land is building land. Each of the red folders in the images contains 131 pages of technical 'stuff' as Slovene bereaucracy is a nightmare. Don't attempt this on your own! The buyer need not worry as all the technical issues have been dealt with.

Goricko National Park is a protected area with an abundance of wild flowers and wild life. In Spring the banks are covered with millions of wild primroses and wild snowdrops. There are many species of birds which have become rare in many areas of Europe and deer are a common sight. There are also wild boar but they are secretive and rarely seen.

All the contracts have been arranged for accessing the electricity supply over a neighbours land and the contracts have been signed and witnessed at the Notaries office. These costs have already been paid.

Mains water is available along the road at the edge of the plot.

A bio septic will need to be installed.

The local market town of Murska Sobota is 10 minutes away by car. It offers all the usual shopping facilities - Interspar, Hofer, Lidl and many more. There are abundant restaurants in the area as well as many major Thermal Spas. Golf is available about 15 minutes drive away.

This project has been based on a kit house which costs around 26,000€. Roof tiles, guttering, heating, and internal fitting out are all extra as you might expect and it is estimated that about 80,000€ will be needed to complete the project. It all depends on taste and how much is invested in the fitting out and the quality of the materials. So, a finished three bedroom log cabin will probably cost about 120,000 all in - but the buyer will then have a super, three bedroom, two bathroom brand new property to their own taste. It might be more or it might be less depending on how much the buyer does himself.

Planning permission is a complex process in Slovenia but in this case the work is all done. The surveyor and the architects fees are already paid. The internal layout of the rooms may be changed without requiring consent from the planners. They are only concerned about the exterior look and the location in addition to the technical requirements. A car port, store shed and log store are planned but these do not require any further planning consent as they are less than the sq m planning limit.

The farmhouse next door used to be a ruin but was bought by a retired UK couple who live full time in Austria. It has been fully renovated over the years. They use it as their holiday home. There are no farm animals and no noise. They may even agree to look after the place when you are not there !
